The City of Mequon

Located on the western shore of Lake Michigan, the City of Mequon boasts majestic lakeshore views, beautiful homes, lush farmland and expansive open space. Mequon encompasses 48 square miles and is the fourth largest city in Wisconsin in land area. It is located in Ozaukee County and is only a fifteen-minute drive north from the City of Milwaukee.

Mequon's population is concentrated in the southern part of the City. As the City radiates out north and west, the scenery becomes increasingly rural. In fact, one-third of Mequon's geography is rural. Mequon recognizes the value of the natural assets of the land and works diligently to maintain its open space and protects its natural resources by encouraging conservation subdivisions.

Mequon began encouraging developers to create conservation subdivisions about five years ago. Since then, seven conservation subdivision plans have been approved by the City. Three of the seven are subdivisions by Insight Development Group, including the 2003 Parade of Homes subdivision, Hawks Landing and the 2005 Parade of Homes subdivision, Hawks Bluff.

Conservation subdivisions in Mequon leave as much as sixty percent of the beauty of the land untouched, protecting wetlands, woods and prairies by clustering homes in one section of the development's total land tract. The remaining land is left as common open space that can be enjoyed by all the residents. For homeowners, a significant advantage is being able to take pleasure from the access to the gorgeous open space while not having the responsibility of maintaining it. The homeowners associations are responsible for the care and maintenance of the open space land.

About Hawks Bluff Subdivision

Insight Development Group, in developing the Hawks Bluff subdivision, was guided by the beauty and quality of the 2003 Parade site of the adjoining Hawks Landing subdivision and the rare vistas of the Hawks Bluff broad meadows and wetlands.

As you drive through the grand entry to Hawks Bluff you are immediately struck by Insight's reverence for the environment. Hawks Bluff provides a luxury setting that capitalizes on the intrinsic beauty of the area.

Hawks Bluff is a conservation subdivision which clusters 19 lots on about 100 acres of lush Wisconsin land. Lots average well over 1.5 acres with lot widths well over 200 feet. Over sixty percent of the property remains as common open space in order to protect mature woods, wetlands, prairies and grand vistas. The vast open space also accommodates resident activities including active use of walking trails connected to Hawks Landing.

Insight's philosophy of stewardship for the land did not stop once the subdivision was platted. All home construction and landscaping is subject to rigorous architectural standards. Only natural building materials, such as stone, brick or wood for the exterior are used for homes built in Hawks Bluff. Furthermore, Insight crafted an overall stewardship plan that assists homeowners in the preservation and management of the common open space so that it may be enjoyed for generations.

(Hawks Bluff is the third conservation subdivision developed in Mequon by Insight Development. The principals of Insight have developed ten subdivisions in Mequon and are finishing the plans for a conservation subdivision, to be developed west of Hawks Bluff with 13 lots on almost 70 acres.)
